Allow us to introduce ourselves. We are Just Property Management and, as our name indicates, we specialize in managing rental properties. We are NOT a real estate company and we do not list or market properties for rent. Our primary focus is in supporting property owners in all aspects of lease management.

Even though we are a new company, our property manager has over 15 years of experience in managing a wide variety of properties. We specialize in personalized, hands-on property management and we are confident that we can provide the most professional services available.

Our services include:

  • Thorough screening of potential lease applicants, including financial, sexual offender and criminal background checks. We believe future problems can be avoided if the upfront screening is professionally performed.

  • In addition to rent processing, we can include mortgage payments, Home Owner Association dues payments, and insurance and tax payments, if requested, at no additional cost.

  • We work with contractor personnel to assure that needed repairs and maintenance for owners’ properties are scheduled and completed, we process and pay contractor invoices on behalf of the owners, and we maintain detailed records of all maintenance and repair costs for our year-end report to each owner.

  • We accept and process rental payments from tenants, maintain records of rental income earned by the owner, and provide the owners with their net rental income and monthly statements no later than the 15th of each month.

  • We perform an initial property inspection of vacant properties upon the completion of a management agreement and an exit inspection when a tenant leaves. We will also perform a yearly smoke detector inspection of all accessible smoke detectors to assure compliance with county/city ordinances requiring that smoke detectors be maintained in working order, and a property "walk-through" to identify any problems needing attention.

  • We provide year-end statements of income and expenses associated with the rental property and provide the owner-of-record with an IRS Form 1099-MISC

  • Throughout the property management process, we keep the lines of communication open to assure that owners are promptly updated on matters affecting their property.
